Building Plan Review Process
The Building Plans Reviewers are responsible for the structural and life safety review of residential and commercial building plans. The following items are required for plan submittal:
- A completed building permit application.
- Detailed Plans
- The plan review fee:
- Residential (One and Two Family): $10.53 per type/style
- Commercial Construction & Townhouses: 19 % of permit fee (the permit fee is based on total construction cost when estimating the commercial plan review fee.)
Licensed contractors may submit plans online by using our online permitting system. If you are applying as an owner/builder on a residential project, you are required to apply in person, complete a Disclosure Statement and file it with the Richland County Register of Deeds Office, in accordance with SC Code of Laws, Title 40, Section 40-59-260.
After the plan review fees are paid, your permit application status will be "under review". During the review period, if information is missing, additional information and/or corrections are needed, you will be requested to submit that information.
The review groups consists of zoning, flood, public works, and fire. Depending on your project, your permit application may require one or all groups to conduct a review.
